Property Management

For Stratafirst to seek suitable new tenants, you as the property owner would need to pay for the domain.com.au online advertising fee, cost of photographs (if required) and in some circumstances TRA reference checking fees for applicants. 

Stratafirst’s ongoing property management fee is a market aligned percentage of the rental income.  This fee includes:

  • managing the tenancy

  • handling questions and correspondence with tenants

  • attending to maintenance issues

  • collecting and accounting for the rental income into a Trust account

  • providing a monthly statement to the owner and disbursement of the funds. 

Stratafirst does not charge a fee to:

  • design and draft marketing material and photographs for advertising

  • open a property for inspections

  • find and qualify suitable tenants

  • execute lease documents

  • re-lease to an existing tenant

  • provide routine inspection and condition reports

  • disburse payments for utilities and strata levies (if required)

Stratafirst fees are:

  • a one-off leasing fee equivalent to one week's rental for leasing to new tenants

  • an ongoing property management fee

  • Accounting services for levy billing, accounts payable, accounts receivable, banking, reconciliations and financial reporting

  • Producing General Meeting notices and agendas and associated documentation (e.g. minutes)

  • Maintaining documentation for compliance and search purposes
